This project involved the design and installation of a complete NFPA 13 fire sprinkler system for a 25,000 square foot office building in downtown Los Angeles. The client required a system that would integrate seamlessly with their modern open ceiling design while providing comprehensive fire protection throughout the space.

Our team worked closely with the building's architects and engineers to create a solution that met all code requirements while maintaining the aesthetic vision for the space. The installation included strategic placement of sprinkler heads, careful routing of piping, and integration with the building's other systems.

Challenges & Solutions

Open Ceiling Design Integration

Challenge: The client wanted to maintain an exposed ceiling design while minimizing the visual impact of the sprinkler system.

Solution: We utilized strategic pipe routing that aligned with structural elements and carefully selected black pipe with clean welds that complemented the industrial aesthetic. Sprinkler heads were positioned to provide required coverage while maintaining visual harmony.

Coordination with Other Building Systems

Challenge: The open ceiling design meant all mechanical, electrical, and plumbing systems would be visible and needed to be coordinated.

Solution: We implemented BIM (Building Information Modeling) to coordinate with other trades, identifying and resolving potential conflicts before installation began. This proactive approach prevented costly rework and delays.

Water Supply Limitations

Challenge: Initial water flow tests indicated marginal water supply for the required sprinkler density.

Solution: We performed detailed hydraulic calculations and strategically sized piping to optimize flow characteristics. This approach eliminated the need for a fire pump, saving the client significant costs while maintaining full code compliance.

Detailed coordination with all trades to ensure proper integration of systems. Creation of shop drawings and securing necessary permits.

Main Riser Installation

Installation of the main riser, fire department connection, and control valves. Pressure testing of the main riser assembly.

Main Distribution Piping

Installation of cross-main piping throughout the facility, ensuring proper slope and alignment with structural elements.

Branch Line Installation

Installation of branch lines and sprinkler heads according to the approved design. Careful attention to spacing and coverage requirements.

Hydrostatic Testing

Comprehensive testing of the entire system at 200 psi for 2 hours to verify integrity of all connections and components.

Final Inspection and Certification

Coordination with LA Fire Department for final inspection. System certification and documentation provided to client.
